Realistic Pricing:
Sellers may have an unrealistically high or low price in mind for their home.
Mira Vista will provide you with a market analysis of recent sales in your
community of comparable homes. Together we can determine a realistic market
value.
-
Controlled Expenses:
We are familiar with the usual costs of selling a home. We have excellent
relationships with a number of reputable title companies. When you list your
house with Mira Vista, we will provide you with a detailed estimate of your
closing costs and your net income from the sale. We work with you to avoid
unplanned expenses. During sales negotiations, we can suggest ways to meet
your financial goals while providing attractive incentives to potential
buyers.
-
Legal Risk Management:
We will show you how to comply with the disclosure requirements involved in
the sale of real estate in Texas. Your listing agent will also discuss the
benefits of home warranties, which may protect you from after-sale liability.
-
Safety and Convenience:
We ensure that only licensed Realtors show your home. With your approval, a
lockbox will be placed on your home, providing secure but convenient access
to the key for showings (by appointment and only with your prior consent).
Even while you are vacationing or at work, we make sure your home is
accessible to qualified buyers and their agents.
-
Excellent Communication:
We follow up with you by phone with feedback after agents have shown your
home. Your listing agent will provide you with a monthly market analysis,
updating you on recent sales or new listings that might affect the market
value of your home. Our office is open seven days a week - we are always
available to you.
-
Maximum Exposure to Potential Buyers:
As a member of the local Multiple Listing Service, your home's listing
information will be entered into the North Texas Real Estate Information
System (NTREIS). It becomes available to every Realtor in our Metroplex who
is an MLS member. In addition, we advertise in the Fort Worth Star-Telegram,
and do frequent direct mail campaigns to buyers' agents and our client base.
We also market our listings on the Internet.
-
Exclusive Representation:
Unlike the buyer's agent, your listing agent has your best interests at heart.
The listing agent is responsible for informing you of the advantages and
disadvantages of each offer you receive to purchase your home. Your listing
agent is there to guide you through the process of selling your home, each
step of the way. Your Mira Vista agent will share a brochure with you titled
"Information about Brokerage Services," written by the Texas
Association of Realtors (TAR). This brochure explains representation in
detail.

For Mira Vista Residents:
By virtue of being on site, our sales team has developed the utmost skill and
competence in promoting Mira Vista to prospective residents. No one has
greater knowledge of the Golf Club activities and facilities, the many
amenities of the community, and the extremely high construction requirements
within Mira Vista. Because Mira Vista is a secure community, marketing a
home "inside the gates" requires specialized knowledge. Our
Realtors receive updates from the Mira Vista Homeowners Association (HOA), so
we understand the current requirements for open houses, signage and showings.
In addition, we routinely review up-to-date market analyses on Mira Vista.
In short, we believe we are the best-trained team of Realtors to market your
property.
